Healthy homes are important

Why is Healthy Homes Compliance so important?

A majority of households rent the property in New Zealand and Waitangirua, and research has shown that these rental houses tend to be colder, older, have less effective heating, and generally have lower quality than homes that are owned by the owner.

The damp, cold and mouldy homes can have negative well-being outcomes, particularly for illnesses such as colds and influenza, asthma, and heart diseases. Additionally, those who report four or more key house quality problems often experience low life satisfaction and reduced mental wellbeing.

Improve the standard of Waitangirua rental property will allow tenants to enjoy improved physical and mental health and minimise the disruptions to their work, education and living due to health issues. Your investment is also better secured from mildew, mould and damp damages, which means less maintenance costs over the long term.

The Healthy Homes Standard is a list of the specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Stopping for Waitangirua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Waitangirua

Draughts increase the likelihood of dropping temperatures within homes. A humid home is more expensive to heat, which means wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap or crack, then it’s most likely a gap or hole that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air into or out into your home require the sealing. In the case of an open fireplace isn’t used it can create draughts. This should be blocked off. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

You don’t need to block off holes or gaps in the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the building when the home warms and cools so that they are able to be closed and opened instead of than sticking. We will check every window and door during the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being houses

Heating Waitangirua

Rental properties in Waitangirua need to have a stable source of heating which can warm the largest or main living room to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to remain fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, it requirements to be equipped with a thermostat. This makes the heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like small apartment buildings an electric, fixed heater could be enough.

If the living area already has a permanent heating source, like the heat pump, it may need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the standard as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Waitangirua

Each liveable space in a rental property must have at least one openable window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an venting fan outside to get rid of moisture.

A ventilation standard is about recognising the fact that the dry atmosphere is much easier to heat, and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus do not need an opening window or door.

Each window, door , or Skylight requirements to be able of opening to the outside, and stay fixed in an open position to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your home with shower, bath or cooktop, or any other water-generating appliance will need proper extractor fan systems that vent out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Waitangirua

Underfloor and ceiling insulation is mandatory to all rental homes since 1 July 2019. All landlords and property managers should make sure the insulation meets this new standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and damp, and it will make an easier task to allow the house to retain the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance and is a measure of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Waitangirua Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building but you must make sure there is somewhere for surface, rain and underground water to flow and to prevent it from getting into the building. When it comes to moisture and damp it’s usually not apparent that it could be a huge problem that can cause damage to your investment as well as harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage to get rid of rainwater, storm water and ground water, including the proper outfall or runoff. Making sure that the water is able to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture from the ground from rising into the property. It also assists in preventing any damage to your underfloor insulation.
