Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of less temperature in homes. A cold home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap or crack, then it is most likely a gap or hole which requirements sealing in some way. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air in or out of the home need the sealing. In the case of an open fireplace isn’t used it may cause draughts and should be sealed off. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as possible.

You don’t require to block gaps or holes which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure when the house gets warmer and cooler, to allow them to be shut and opened, rather than securing. We will inspect all windows and doors during the Healthy Homes assessment of your rental property.

Heating Porirua

Porirua rental properties require a reliable source of heat that can warm the largest or main living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to be fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to determine if the current fixed heater(s) are adequate or whether you will need to top up with an additional heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered acceptable heating options under the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it should have an thermostat. This will make the heating more reliable and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartments small apartments, a smaller electric fixed heater may suffice.

If the main living room already has a central heating source like the heat pump, it might just require an upgrade to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Each liveable space in a rental property must have at least one opening windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and therefore are not need an opening window or door.

Each window, door , or Skylight needs at least to open to the outside, but remain at an open angle, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and any other area in your property with shower, bath, cooktop or other high water-generating appliance will need appropriate extractor fans that can be vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans in areas of high moisture.

Insulation Porirua

Ceiling and underfloor insulation has been compulsory on all rental homes since 1 July 2019. Property managers and landlords should make sure that the insulation meets current standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and damp, and will also make it easier to the house to keep warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Porirua Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface, rain and underground water to flow and stop it from coming into the building. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that can become a big problem that can cause damage to your investment and harming the tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to stop any moisture that is present in the ground from getting into the building. It also assists in preventing from causing damage to the flooring insulation.
