Healthy homes matter

What are the reasons why Healthy Homes Compliance so important?

One in three households rent homes in New Zealand and Takapuwahia, and research suggests that rental houses are most likely to be older, colder, have less effective heating and have lower quality than the homes of owners.

The damp, cold and mouldy houses can have negative health results, specifically for illnesses such as colds and asthma, as well as cardiovascular issues. Furthermore, people who reported at least four major house quality problems often experience lower levels of satisfaction with life and a decrease in psychological well-being.

Improving the standard of Takapuwahia rental property can help tenants enjoy better mental and physical health, and lessen the interruption to learning, work and daily life because of diseases. Your investment is also better protected from mould, mildew and damp damage, meaning lower costs for maintenance over the long term.

The Healthy Homes Standard is a list of the specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Control within Takapuwahia rental properties.

Unreasonable Gaps & Holes

Draught Stopping Takapuwahia

Draughts are a major cause of low temperatures inside homes. A damp home costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap, then it is probably a gap or hole that needs sealing in somehow. Large gaps and cracks should be sealed permanently. The gaps that exceed 3mm that allow air in or out into your house require the sealing. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever imaginable.

There is no need to block up intentional gaps or holes which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the building as the house is heated and cools so that they can still be shut and opened, rather instead of being stuck. We will check all windows and doors as part of the Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being houses

Heating Takapuwahia

Rental properties in Takapuwahia require a reliable source of heat that can heat the principal or the biggest living space to a minimum of 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs for it to be permanent (i.e. not portable) with at least 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or if you’ll need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it should include the thermostat. This makes the heating more uniform and efficient. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces an electric, fixed heater may be sufficient.

If the living area already has a permanent heating source such as heat pumps, it could require an upgrade to meet the standards. Some types of heaters can’t be used to comply with the quality as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Takapuwahia

Every living space in a rental house must include at least one open door or window to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an externally vented extractor to eliminate moisture.

This ventilation standard is about recognising the fact that dry air is less difficult to heat, and that a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore do not need an opening door or window.

Each window, door , or the skylight requirements to be able of opening to the outside while remaining at an open angle, allowing the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other area in your home that has shower, bath and cooktop or another water-generating appliance will require suitable extractor fans that are vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Takapuwahia

Insulation for underfloor and ceilings has been compulsory in all rental houses since July 1, 2019. All landlords and property managers must make sure that the insulation is up to current quality. In some cases, an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of mould and dampness and it will make it easier to allow the household to retain warmth.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a measure of how well insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Takapuwahia Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface and underground water to flow and to prevent it from getting into the building. When it is damp and moisture, it is usually what you don’t see that could be a huge problem that can cause the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a location to go and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your property has an enclosed space between your flooring and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from rising into the home. It also helps prevent from causing damage to the flooring insulation.
