Healthy homes matter

Why is Healthy Homes Compliance So Important?

Around 1 in 3 households the property in New Zealand and Takapuwahia, and research shows us that these rental houses are more likely to be colder, older and are not as efficient heating and tend to be of poorer quality than owner occupied properties.

Moldy, damp and cold houses are linked to negative well-being outcomes, particularly for ailments like colds and asthma, as well as cardiovascular conditions. Additionally, those who have reported at least four major housing quality problems frequently have less satisfaction in their lives and lower well-being.

Unreasonable Gaps & Holes

Draught Stopping Takapuwahia

Draughts may lead to less temperature in houses. A damp house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or an unobstructed draught coming from a hole or gap, then it’s probably a gap or hole which needs sealing in some way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that let air into or out from the house need the sealing. For example, if the open fireplace isn’t used it may cause draughts and should be sealed from. Landlords and property managers are responsible for making sure that such draughts are squelched in the maximum extent imaginable.

There is no require to block up intentional holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be necessary to allow for movement within the structure when the home is heated and cools so that they are able to be closed and opened rather than sticking. We will inspect the windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Takapuwahia

Takapuwahia rental properties require a reliable heating source that is able to heat the largest or main living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if your current fixed heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it requirements to include an thermostat. This will make your heating more consistent and efficient. For most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If your living space already has a permanent heating source like an air conditioner, it might just need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Takapuwahia

Each living space within a rental house must contain at minimum one open door or window to offer natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can take moisture away.

This ventilation quality is all about acknowledging that dry air will be more easy to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable , and thus don’t need an opening door or window.

Every window, door or Skylight needs to be able open to the outside, but remain at an open angle to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other area in your house that houses shower, bath and cooktop or another moisture-producing item will need proper extractor fan systems that are vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Takapuwahia

Ceiling and underfloor insulation has been compulsory in all rental homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be topped up or replaced.

A house that is well-insulated can help control condensation, and decrease the risk of dampness and mould, and also makes it easier to allow the household to retain heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a measure of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Takapuwahia Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside but you must ensure there is somewhere for surface, rain or ground water and also stop it from getting into the building. When it is damp and moisture, it is typically those things that you aren’t aware of that could be a huge problem and end up causing damages to your investment and harming the tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go and that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your rental is enclosed between your floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground to prevent any moisture present in the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
