What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole, then it’s most likely a gap or hole that requirements sealing in any way. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that let air into or out from the house require sealing. Heating Pukerua Bay

Rental properties in Pukerua Bay need to have a stable source of heating that can heat the principal or the biggest living room to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e., not portable), at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine if the current installed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it requirements to include an thermostat. This will make the heating more uniform and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the main living room already has a central heating source like an air conditioner, it could require an update to be able to meet the standards. Some types of heaters can’t be used to achieve the standard since they’re either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Pukerua Bay

Every living space in the rental property should have at least one openable door or window to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms need to have an venting fan outside to get rid of moisture.

A ventilation quality is all about acknowledging it is that dried air can be more easy to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable and do not need an opening door or window.

Every window, door or the skylight needs for them to be in a position of opening to the outside, and stay at an open angle in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and any other room in your home with a bath, shower, cooktop or other high moisture-producing item will need adequate extractor fans which are vented to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Ceiling and underfloor insulation has been compulsory in all rental houses from 1 July 2019. Property managers and landlords must ensure that the insulation is in line with standards that are in line with the latest standard. A house that is well-insulated can help control condensation, and decrease the risk of mould and dampness, and it will make it easier to allow the home to retain the heat.

Insulation requirements to be in compliance with the R-values for your area

Pukerua Bay Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it is damp and moisture, it’s usually not apparent that it could be a huge problem and cause damage to your investment and affecting your tenant’s health.

Rental properties require to be equipped with effective drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a place to go, and it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your property has an enclosed space between the floor and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are usually made of polythene and is laid on top of the ground to prevent any moisture in the ground from rising into the property. It also helps to prevent any damage to your underfloor insulation.
