Unreasonable Gaps & Holes

Draught Stopping Pukerua Bay

Draughts can lead to lower temperatures in homes. A damp house costs more to heat, which completed jobs in wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it’s likely a crack or an opening that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out within the house need to be sealed. For example, if an open fireplace isn’t being used, it may cause draughts and should be sealed from. Property managers and landlords are responsible for making sure that these draughts are stopped in the maximum extent possible.

You don’t require to cover up gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow movement of the structure when the house warms and cools so that they can still be closed and opened instead of than sticking. We will test the windows and doors in your Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Pukerua Bay

Rental properties in Pukerua Bay should have a permanent source of heating which can warm the living area to at minimum 18degC even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to remain fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the existing fix heater(s) are sufficient or whether you will need to top up by adding a second heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it should have a thermostat. This makes the heating more uniform and efficient. In most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, like small apartments the smaller fixed electric heater could be enough.

If your living space already has a central heating source, such as a heat pump, then it might just require a top up to be able to meet the standards. Certain types of heaters cannot be used to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Pukerua Bay

Each liveable space in the rental property should contain at minimum one open windows or an exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor to take moisture away.

This ventilation standard is all about recognising how dry air is easier to heat, and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening window or door.

Each window, door , or skylight needs to have the ability to open up to the outside while remaining set in an opening position to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and every other room of your home that has a bath, shower, cooktop or other high humidity-generating items will need appropriate extractor fans that can be vented to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Pukerua Bay

Insulation for underfloor and ceilings has been compulsory to all rental houses since 1 July 2019. Property managers and landlords should make sure that the insulation is in line with the new standard. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A house that is well-insulated can reduce condensation and reduce the chances of dampness and mould, as well as making an easier task to the house to keep warmth.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well insulation withstands heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Pukerua Bay Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere to allow surface, rain and underground water to flow and also stop it from getting into the building. When it is damp and moisture, it is typically what you don’t see that could be a huge problem that can cause damage to your investment and affecting the tenant’s health.

Rental properties require to have effective drainage for the removal of the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure that the water has a place to go, and also that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between the floor and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from rising into the property. It also assists in preventing from causing damage to the flooring insulation.
