Healthy homes matter

What is the reason Healthy Homes Compliance so important?

Around 1 in 3 households rent from New Zealand and Plimmerton, and research indicates that rental homes are more likely to be colder, older, have less effective heating, and generally have lower quality than homes that are owned by the owner.

In addition, people who reported at least four major issues with their housing often have less satisfaction in their lives and lower well-being.

Enhancing the quality of Plimmerton rental property will allow tenants to enjoy improved mental and physical health as well as lessen disruptions to their work, education and daily life because of health issues. Your investment will be protected from mildew, mould and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation and Ventilation and Drainage, as well as Draught Stopping in Plimmerton rental properties.

Unreasonable Gaps & Holes

Draught Stopping Plimmerton

Draughts increase the likelihood of low temperatures inside homes. A humid home is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap, then it is likely to be a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and let air in or out within your house require the sealing. In the case of an open fireplace isn’t used it can create draughts. This should be blocked off. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as possible.

You don’t require to cover up gaps or holes that are part of the building. For instance, small gaps around windows and doors could be required to allow for movement within the building as the house gets warmer and cooler, to allow them to be closed and opened instead of than securing. We will check all doors and windows in the Healthy Homes assessment of your rental property.

Heating Plimmerton

Plimmerton rental properties need to have a stable source of heating that can warm the living area to at minimum 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs for it to be permanent (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool could be used to determine if the fix heater(s) are adequate or whether you will require to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, then it must have the thermostat. This makes the heating more consistent and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If the living area already has a permanent heating source such as the heat pump, it might need an upgrade to be able to meet the standards. Certain types of heaters cannot be used to comply with the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Plimmerton

Every living space of a rental property has to have at least one opening windows or an exterior door to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor fan that can get rid of moisture.

This ventilation standard is all about understanding that dry air is less difficult to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and therefore don’t need an opening door or window.

Each window, door , or the skylight requirements for them to be in a position to open to the outside and remain closed, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your home with shower, bath cooker or any other humidity-generating items will need adequate extractor fans that are vented out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans in high moisture areas.

Insulation Plimmerton

Insulation for underfloor and ceilings is mandatory for all rent homes since July 1, 2019. Property managers and landlords are required to make sure that the insulation is up to current standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and dampness and will also make it easier to allow the house to hold heat.

Insulation needs to meet the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Plimmerton Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building but you must ensure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting into the building. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that can cause a lot of trouble and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to remove storm water, surface water, and ground water, including an appropriate runoff or outfall. Making sure that water has a place to go, and that it doesn’t get sucked into structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your floor and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from rising into the structure. It also helps in preventing from causing damage to the flooring insulation.
