Unreasonable Gaps & Holes

Draught Stopping Plimmerton

Draughts increase the likelihood of low temperatures inside houses. A damp home will cost more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see a clear draught from a gap or hole, then it is likely a crack or crack that needs sealing in the way you can. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that allow air in or out from your home require sealing. In the case of an open fireplace isn’t in use it could cause draughts, and must be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

There is no need to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement within the structure as the household heats and cools, so that they can still be closed and opened rather instead of being stuck. We will inspect the windows and doors during your Healthy Homes assessment of your rental property.

Heating Plimmerton

Rental properties in Plimmerton must have a fixed heating source that can warm the principal or the biggest living space to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements that it be permanently fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if your current fix heater(s) are adequate or if you’ll require to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it needs to have a thermostat. This makes the heating more consistent and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, such as small apartments the smaller fixed electric heater may be sufficient.

If the main living room already has a permanent heating source, such as a heat pump, then it could need an update in order to comply with the standards. Some types of heaters can’t be used to comply with the standard as they are either costly, not affordable to run, and/or unhealthy to run.

Each door, window or skylight requirements to be able to open up to the outside and remain set in an opening position in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and any other area in your home with shower, bath and cooktop or another moisture-producing item will need appropriate extractor fans that are vented out to the outside. Insulation Plimmerton

Underfloor and ceiling insulation is required for all rent homes since 1 July 2019. All landlords and property managers are required to ensure that the insulation is in line with this new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be filled with or replaced.

A well-insulated property can help control condensation and lower the chance of mould and dampness as well as making it easier to allow the house to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation withstands heat flow. The more high the R-value, better the insulation.

When it is damp and moisture, it is usually the things you don’t notice that can become a big problem that can cause damage to your investment and affecting your tenant’s health.

Rental properties should be equipped with effective drainage to eliminate rainwater, storm water, and ground water, including an appropriate outfall or runoff. Making sure that water has a place to go, and it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from accumulating into the property. It also helps in preventing any damage to your underfloor insulation.
