Draughts may lead to dropping temperatures within homes. A humid home is more expensive to heat, meaning wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap that is, it’s probably a gap or an opening that requirements sealing in somehow. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit within your home need seals. For example, if the open fireplace isn’t used it could cause draughts, and should be shut off. Property managers and landlords are responsible for ensuring that these draughts are stopped whenever imaginable.

There is no require to block off holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the structure as the house warms and cools so that they can still be closed and opened rather instead of being stuck. We will examine all doors and windows as part of the Healthy Homes assessment of your rental property.

A good heating system is important for well-being houses

Heating Plimmerton

Rental properties in Plimmerton need to have a stable heating source which can warm the largest or main living space to a minimum of 18degC even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements to be fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to check if the existing permanent heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), then it must have a thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater may be sufficient.

If your main living space already has a fixed heating source, such as heat pumps, it may need a top up to be able to meet the standards. Some types of heaters can’t be used to meet the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Insulation Plimmerton

Ceiling and underfloor insulation is mandatory on all rental houses from 1 July 2019. Property managers and landlords are required to make sure the insulation meets standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and damp, and also makes an easier task to the house to retain the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

Plimmerton Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside but you must make sure there is somewhere for rain, surface and underground water to flow and also stop it from getting inside. When it concerns damp and moisture it is usually not apparent that it could be a huge problem and cause damage to your investment and harming your tenant’s well-being.

Properties that are rented must have effective drainage for the removal of the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure that water has a place to go and that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your property has an enclosed space between floorboards and soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from entering the property. It also assists in preventing water damage to the floor insulation.
