What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a hole or gap, then it is likely to be a gap or crack that requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that allow air in or out from your home need the sealing. Adequate heaters are crucial to ensure healthy homes

Heating Pauatahanui

Pauatahanui rental properties require a reliable source of heat that can heat the living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs that it be permanently fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine if the installed heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it should be equipped with a thermostat. This will make the heating more consistent and efficient. In most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like apartments with small spaces an electric, fixed heater may be sufficient.

If your living space already has a permanent heating source, such as a heat pump, then it might just require an update in order to comply with the standards. Some types of heaters can’t be used to comply with the standard since they’re either expensive, inefficient or are unsafe to operate.

Every living space of a rental property has to have at least one openable doors or windows to provide natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can take moisture away.

This ventilation quality is all about acknowledging the fact that dried air can be less difficult to heat, and that a well ventilated rental property is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus do not need an opening door or window.

Every window, door or skylight requirements at least open to the outside, and stay closed in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your house that houses shower, bath or cooktop, or any other humidity-generating items will need suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Pauatahanui Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside; you have to ensure there is somewhere for rain, surface or ground water, and to prevent it from getting inside. When it concerns damp and moisture it is often those things that you aren’t aware of that could become a major issue, causing damage to your investment and harming your tenant’s health.

Properties that are rented must have effective drainage to eliminate the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure that water is able to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between your flooring and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from accumulating into the building. It also helps to prevent water damage to the floor insulation.
