Papakowhai Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building; you have to make sure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it is about damp and water, it’s usually what you don’t see that can become a big problem and cause damages to your investment and affecting the tenant’s health.

Properties that are rented must have efficient drainage to remove rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between your flooring and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from accumulating into the building. It also helps prevent any damage to your underfloor insulation.
