Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts are a major cause of less temperature in houses. A humid home is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a hole or gap that is, it is probably a gap or hole that needs sealing in somehow. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that allow air in or out into the home require the sealing. For instance, if an open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring such draughts are eliminated whenever imaginable.

There is no require to cover up holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure when the home gets warmer and cooler, so that they are able to be opened and closed rather than sticking. We will examine the windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Kenepuru

Rental properties in Kenepuru require a reliable source of heat that is able to heat the main or largest living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to be fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine whether your current permanent heater(s) are sufficient or if you’ll require to top up by adding a second heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered acceptable heating options in The Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must include a thermostat. This makes your heating more consistent and efficient. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If the living area already has a fixed heating source like the heat pump, it might require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re expensive, inefficient and/or unsafe to run.

Ventilation Kenepuru

Every living space of a rental home must include at least one open windows or an exterior door to provide natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

This ventilation quality is all about recognising the fact that the dry atmosphere is more easy to heat and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered liveable and are not require an opening window or door.

Every window, door or the skylight needs to have the ability to open to the outside, and stay fixed in an open position in order to allow ventilation and fresh air air flow.

All bathrooms and kitchens and any other area in your property with shower, bath, cooktop or other high water-generating appliance will require proper extractor fan systems that are vented to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Kenepuru

Ceiling and underfloor insulation is required on all rental houses since July 1, 2019. Property managers and landlords should make sure the insulation meets standards that are in line with the latest quality. In some instances, current ceiling insulation, or the insulation of the sub floor space might require to be topped up or replaced.

A properly insulated home can reduce condensation and lessen the likelihood of mould and dampness, and also makes much easier to allow the home to hold heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside It’s about having to make sure there is somewhere for surface and underground water to flow, and to prevent it from getting into the building. When it concerns damp and moisture it’s typically not apparent that it could become a major issue that can cause the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of rainwater, storm water and ground water. This includes the proper outfall or runoff. Making sure that water is able to go and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between floorboards and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, to block any moisture present in the ground from getting into the structure. It also helps in preventing water damage to the floor insulation.
