If a draught could be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a hole or gap, then it is likely a crack or crack that requirements sealing in some way. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that let air in or out into the house require the sealing. In the case of an open fireplace isn’t used it may cause draughts and must be sealed from. Landlords and property managers are responsible for making sure such draughts are eliminated in the maximum extent imaginable.

Proper heating is crucial for well-being houses

Heating Kenepuru

Kenepuru rental properties should have a permanent heating source which can warm the main or largest living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine whether the installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must be equipped with an thermostat. This will help make your heating more consistent and effective. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like apartments with small spaces the smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source, such as an air conditioner, it may need a top up to make sure it meets the requirements. Certain kinds of heaters cannot be used to comply with the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Kenepuru

Every living space in a rental property must contain at minimum one open windows or an exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

The ventilation standard is all about acknowledging the fact that the dry atmosphere is easier to heat and an apartment that is well-ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and are not require an opening door or window.

Each door, window or skylight needs at least of opening to the outside, and stay set in an opening position, allowing ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other area in your home that has shower, bath, cooktop or other high moisture generating item will require proper extractor fan systems which are vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Kenepuru

Ceiling and underfloor insulation has been compulsory in all rental houses from 1 July 2019. All landlords and property managers have to make sure the insulation meets this new standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might need to be filled with or replaced.

A properly insulated home will help to control condensation, and decrease the risk of mould and dampness and also makes much easier for the household to retain heat.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move, and prevent it from getting into the building. When it is about damp and water, it’s frequently not apparent that it can cause a lot of trouble that can cause damage to your investment as well as affecting your tenant’s health.

Rental properties must be equipped with effective drainage to eliminate rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go, and also that it can’t linger underneath the buildings is an essential part of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from accumulating into the structure. It also helps prevent water damage to the floor insulation.
