Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts may lead to lower temperatures in households. A humid home is more expensive to heat, meaning wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a hole or gap, then it is most likely a gap or hole that needs sealing in any way. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air in or out into your house require the sealing. For example, if an open fireplace isn’t being used, it may cause draughts and should be shut off. Property managers and landlords are responsible for making sure that such draughts are squelched whenever imaginable.

There is no require to block holes or gaps that are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement of the structure as the home warms and cools to allow them to be opened and closed rather than being stuck. We will check the windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Kenepuru

Kenepuru rental properties need to have a stable source of heat which can warm the main or largest living area to at minimum 18degC, even during the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, then it must be equipped with the thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like small apartment buildings the smaller fixed electric heater may suffice.

If the living area already has a permanent heating source such as an air conditioner, it could need a top up to be able to meet the standards. Some types of heaters can’t be used to meet the standard as they are either expensive, inefficient or unsafe to operate.

Every window, door or Skylight requirements to have the ability open to the outside, and stay set in an opening position to allow for fresh air circulation and ventilation.

Underfloor and ceiling insulation is required in all rental houses since July 1, 2019. All landlords and property managers should ensure that the insulation is in line with current standard. Kenepuru Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move, and also stop it from getting into the building. When it is about damp and water, it’s typically those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and harming the tenant’s well-being.

Rental properties need to be equipped with effective drainage to get rid of rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to avoid the ingress of moisture, if your property has an enclosed space between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from getting into the building. It also helps to prevent water damage to the floor insulation.
