What are unjustifiable gaps or holes?

If you are able to feel external air entering or the air is clear out of a hole or gap or crack, then it’s probably a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be permanently stopped. Any gaps greater than 3mm that let air into or out within your house require seals. Cannons Creek rental properties should have a permanent heating source which can warm the largest or main living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether your current fix heater(s) are adequate or whether you will require to top up with an additional heater. If the heating that you offer is an electric heater or heat pump it requirements to be equipped with a thermostat. This makes the heating more uniform and efficient. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In some instances, like small apartments, a smaller fixed electric heater could be enough.

Ventilation Cannons Creek

Every living space in a rental property must have at least one opening door or window to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

The ventilation quality is about recognising that dried air can be much easier to heat and heat, and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t need an opening window or door.

Each window, door or Skylight needs to be able to open to the outside, and stay closed, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your home that has shower, bath cooker or any other water-generating appliance will need proper extractor fan systems which are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Cannons Creek Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for rain, surface as well as groundwater to move, and also stop it from getting into the building. When it is about damp and water, it is typically what you don’t see that could become a major issue and cause the property to suffer and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to remove rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that the water has a place to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between the floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from entering the building. It also helps to prevent any damage to your underfloor insulation.
