Unreasonable Gaps & Holes

Draught Stopping Cannons Creek

Draughts increase the likelihood of less temperature in houses. A cold house will cost more to heat, which means wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a gap or hole, then it is probably a gap or hole that needs sealing in any way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air into or out from the house need the sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be shut off. Landlords and property managers are accountable for making sure such draughts are eliminated in the maximum extent possible.

You don’t need to block gaps or holes which are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement of the building as the house gets warmer and cooler, in order to let them be opened and closed rather than sticking. We will check all doors and windows during our Healthy Homes assessment of your rental property.

Heating Cannons Creek

Rental properties in Cannons Creek need to have a stable source of heat which can warm the principal or the biggest living space to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs that it be permanently fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to check if the existing fix heater(s) are adequate or whether you will need to "top up" with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it must include an thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like apartments with small spaces an electric, fixed heater could be enough.

If the main living room already has a central heating source like an air conditioner, it could need an upgrade to meet the standards. Certain kinds of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Cannons Creek

Each living space within a rental property has to include at least one open windows or an exterior door to offer natural ventilation. In addition, high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can get rid of moisture.

The ventilation quality is all about recognising how dry air is easier to heat and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and don’t require an opening door or window.

Every window, door or skylight needs to be able of opening to the outside while remaining fixed in an open position, allowing to circulate fresh air as well as air flow.

All bathrooms and kitchens and every other room of your home that has a bath, shower, cooktop or other high moisture-producing item will need appropriate extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Cannons Creek

Underfloor and ceiling insulation is a requirement to all rental homes since 1 July 2019. Property managers and landlords are required to make sure that the insulation is up to standards that are in line with the latest quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and dampness, and will also make an easier task to the household to hold heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Cannons Creek Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building It’s about having to make sure there is somewhere to allow surface, rain and ground water to go and prevent it from getting into the building. When it concerns damp and moisture it’s typically those things that you aren’t aware of that can become a big problem and cause damages to your investment and harming the tenant’s well-being.

Properties that are rented must be equipped with effective drainage to remove storm water, surface water and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and also that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from rising into the property. It also helps prevent moisture damage to the underfloor insulation.
