Unreasonable Gaps & Holes

Draught Stopping Cannons Creek

Draughts are a major cause of lower temperatures in homes. A cold home costs more to heat, which results in wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a gap or hole and you can feel it, it’s most likely a gap or crack that requirements sealing in any way. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and let air into or out within your home need sealing. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever possible.

There is no require to block gaps or holes which are part of the construction. For instance, small gaps around doors and windows may be required to allow for movement within the building when the household warms and cools in order to let them be closed and opened rather than being stuck. We will test the windows and doors during our Healthy Homes assessment of your rental property.

Heating Cannons Creek

Rental properties in Cannons Creek should have a permanent heating source that can heat the main or largest living space to at least 18degC even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to remain fixed (i.e. not portable), at least 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine whether the existing installed heater(s) are adequate or whether you will need to "top-up" with a new heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump it must have a thermostat. This makes the heating more consistent and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases like apartments with small spaces an electric, fixed heater may be sufficient.

If your main living space already has a central heating source, like a heat pump, then it could require a top up to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either costly, not affordable to run, and/or unsafe to run.

Ventilation Cannons Creek

Each liveable space in a rental property has to contain at minimum one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor fan to get rid of moisture.

A ventilation standard is all about acknowledging that dry air is much easier to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered liveable and do not need an opening door or window.

Every window, door or the skylight needs for them to be in a position of opening to the outside while remaining at an open angle in order to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other room in your home with a bath, shower cooker or any other humidity-generating items will require adequate extractor fans that are vented towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Cannons Creek

Underfloor and ceiling insulation has been compulsory in all rental homes as of July 1st, 2019. All landlords and property managers should make sure that the insulation meets standards that are in line with the latest quality. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and dampness and it will make more easy to allow the home to keep heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Cannons Creek Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building but you must ensure there is somewhere for surface, rain as well as groundwater to move, and prevent it from getting into the building. When it concerns damp and moisture it is typically what you don’t see that can cause a lot of trouble and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties need to be equipped with efficient drainage to get rid of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that the water is able to go and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental is enclosed between floorboards and soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from accumulating into the home. It also helps in preventing moisture damage to the underfloor insulation.
