Unreasonable Gaps & Holes

Draught Stopping Cannons Creek

Draughts may lead to low temperatures inside households. A damp house will cost more to heat, meaning wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the air is clear out of a hole or gap or crack, then it’s likely a crack or hole which needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air into or out of your home need sealing. For example, if the open fireplace is not in use, it may cause draughts and should be shut from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

There is no need to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors may be required to allow movement of the building as the household warms and cools in order to let them be opened and closed rather than securing. We will inspect every window and door during your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being homes

Heating Cannons Creek

Cannons Creek rental properties must have a fixed source of heat that can warm the largest or main living area to at minimum 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine whether the existing fix heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it should have an thermostat. This will make your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If the main living room already has a permanent heating source, like an air conditioner, it might just need an update to be able to meet the standards. Some types of heaters can’t be used to comply with the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t liveable and therefore are not require an opening door or window.

Each window, door or Skylight needs to have the ability to open to the outside while remaining at an open angle in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower and cooktop or another moisture generating item will need adequate extractor fans that are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Cannons Creek Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move, and also stop it from getting into the building. When it concerns damp and moisture it is typically not apparent that it could be a huge problem and cause damages to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to remove storm water, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go, and that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
