Unreasonable Gaps & Holes

Draught Stopping Cannons Creek

Draughts can lead to dropping temperatures within households. A draughty home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole, then it’s probably a gap or hole that needs sealing in somehow. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air in or out within your house require sealing. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be sealed from. Property managers and landlords are responsible for making sure that these draughts are stopped whenever possible.

There is no require to cover up holes or gaps which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure when the house warms and cools to allow them to be shut and opened, rather than being stuck. We will check all windows and doors in your Healthy Homes assessment of your rental property.

Heating Cannons Creek

Cannons Creek rental properties need to have a stable heating source that can warm the main or largest living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e., not portable) with at least 1.5 kW in heating capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to check if the current fix heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must include an thermostat. This will help make your heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces the smaller fixed electric heater could be enough.

If the main living room already has a permanent heating source, such as heat pumps, it may require a top up to be able to meet the standards. Some types of heaters can’t be used to comply with the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ceiling and underfloor insulation is mandatory for all rent houses since 1 July 2019. Property managers and landlords must make sure that the insulation is up to the new quality. A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness, as well as making much easier for the home to retain heat.

Cannons Creek Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for rain, surface and underground water to flow and to prevent it from getting into the building. When it is damp and moisture, it is usually not apparent that it could become a major issue, causing damage to your investment as well as affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to eliminate floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between the floor and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from getting into the structure. It also helps to prevent water damage to the floor insulation.
